From first conversation to closing day — here's what to expect.

Your mortgage journey begins with a conversation. Erich will review your financial situation — income, debts, credit, and goals — to determine how much home you can afford and which loan programs best fit your needs. This step is free, involves no commitment, and gives you a clear picture of your buying power before you start shopping.

Once you're ready to move forward, you'll gather key financial documents: recent pay stubs, W-2s or tax returns, bank statements, and identification. Erich will provide a clear checklist tailored to your situation. Having these ready early helps speed up the entire process.

With your documents in hand, Erich will help you complete a formal loan application. He'll shop your loan across multiple lenders to find the best rate and terms for your situation. You'll receive a Loan Estimate outlining the projected interest rate, monthly payment, and closing costs.

Your loan file goes to processing, where all documentation is verified and organized. It then moves to underwriting, where the lender evaluates your creditworthiness and the property's value. Erich stays in close contact throughout, quickly addressing any questions or conditions that arise.

An independent appraiser evaluates the property to confirm its market value meets the loan amount. Simultaneously, a title company performs a title search to ensure the property has a clear ownership history and no outstanding liens. Both are essential steps to protect you and the lender.

The underwriter issues a conditional approval — meaning your loan is approved pending a few final items. These might include updated bank statements, a letter of explanation, or verification of employment. Erich will guide you through satisfying each condition quickly and efficiently.

Once all conditions are met, you receive "Clear to Close" — the green light from the lender. You'll review and sign the Closing Disclosure, which details your final loan terms, monthly payment, and closing costs. This document is provided at least three business days before closing.
